Land registry and floor plan
The cadastral extract (visura catastale) shows the owners and the category. The registered floor plan must match the property as it actually is, otherwise the notary will not complete the sale.

Planning compliance
A surveyor (geometra) compares the house with the permits on file at the municipality. A veranda or a moved wall without permission may need regularising (sanatoria) at the buyer's expense unless it is sorted first.

Mortgages, condominium and APE
A mortgage register search (visura ipotecaria) shows mortgages and seizures. In a condominium the buyer is jointly liable with the seller for fees of the current and previous year, so get a statement from the administrator. The seller provides the APE energy certificate.
