Codice fiscale and a bank account before signing

The things you cannot sign without, and why it pays to arrange them first.

Codice fiscale

The Italian tax code is needed for the preliminary contract, the deed, utility contracts and the bank. Any Agenzia delle Entrate office issues it free of charge, and abroad an Italian consulate does. Your passport is enough.

Traceable payments only

The deed records how the price was paid, by bank transfer or banker's draft. Cash is not used to pay for a home. So the money needs to be in place in the account the payment will come from.

An Italian bank account

The law does not require an Italian account to buy, but it makes paying taxes, utilities and IMU easier. You open one with a passport and codice fiscale; some banks ask for proof of address.
