Can a foreigner buy a home in Italy?
Yes. EU citizens buy on the same terms as Italians. For other countries the reciprocity principle applies: we check the rules for your country before the search starts.
What documents does a buyer need?
A passport and a codice fiscale, the Italian tax code. It is issued by the Agenzia delle Entrate or an Italian consulate, and we help you get it.
What taxes apply when buying?
From a private seller you pay registration tax: 2% of the cadastral value for a main home (prima casa), 9% otherwise. From a developer, VAT of 4% or 10%. The notary calculates the exact amount before signing.
How long does a purchase take?
Usually one to three months from offer to notary. It depends on the property's documents and whether you need a mortgage.
Can I buy without travelling to Italy?
Yes. The viewing can be done by video call, and for the notary you can sign a power of attorney (procura) for someone you trust.
Do you offer holiday rentals?
Yes, for nights, weeks and months: prices are on each listing. We also help owners rent out their homes, including the CIN code required for short-term rentals.
